Attached ADU Construction in Agoura Hills
Built onto the side or back of the house, an attached ADU shares one wall with the main residence yet has its own door, kitchen and bath. On Agoura Hills tract lots it often fits where a freestanding cottage will not.
Attached vs. Detached ADU on an Agoura Hills Lot
The case for attaching usually starts with the backyard. Many homes in Agoura Hills' early tracts sit on lots where the rear yard is shallow, slopes up toward a fence or already holds a pool. A detached cottage would land in the middle of everything. Building onto the house claims a strip of side yard or one rear corner, which leaves more open ground for the family in the main house.
Attaching also shortens utility runs. Sewer, water and gas can often tie in near existing lines inside or beside the house, which means less trenching. That matters in Agoura Hills for two reasons: every trench near an oak raises the question of an oak tree permit, and digging across a sloped yard adds cost quickly. An attached unit keeps the disturbed area close to the existing foundation.

Attached ADU Height and Size Limits
State law gives attached units more vertical room than detached ones. Attached units may reach 25 feet unless the zone sets a lower ceiling, and a city never has to approve a third story. So a second-level unit above the garage or a wing of the house is on the table, not just a ground-floor addition.
Floor area works differently. The City sets a maximum size, and the floor the state puts under that cap is 850 square feet for a studio or one-bedroom and 1,000 for a unit with two or more bedrooms. Where a local ordinance ties attached units to a share of the existing home's floor area, that rule still cannot push the allowance below the state floor. We pull the City's current standards during design and size the unit to them.
Connecting an Attached ADU to an Agoura Hills Home
The shared wall is the most technical part of the job. Building code treats the ADU and the house as two dwelling units, so the wall and any floor or ceiling between them get a fire-rated assembly. We also add sound insulation there, because a kitchen or bathroom on the far side of a bedroom wall is noticeable without it.
Each unit needs its own way in and out. The ADU gets an exterior entrance, and any interior door between the two homes has to meet code for separation. Heating and cooling are usually separate systems so each household controls its own climate. On older homes we check the existing electrical service early, since a second kitchen and a heat pump often push an aging SCE panel past its rating.
Roof tie-ins take care too. Agoura Hills' tract homes often have low-pitched roofs, and matching the pitch, eave depth and roofing material makes the addition read as part of the house rather than a box bolted to its side.

Attached ADUs in Chateau Park and Other HOA Neighborhoods
An attached unit changes the outside of the house, so homeowners association rules come into play more than they do with an interior conversion. Chateau Park and Morrison Ranch both have associations that hold and maintain significant open space, and their CC&Rs can set standards for exterior materials, colors and rooflines. We read the governing documents at the start and plan the submittal to the association alongside the City application.
In neighborhoods without an HOA, such as much of Liberty Canyon and Hillrise, the City's objective standards govern. Even so, matching stucco texture, window trim and roof color keeps the house cohesive and protects resale value. Every attached unit in the Very High Fire Hazard Severity Zone also follows the state's wildfire construction rules, and the new exterior walls and vents must meet them even where the original house predates those standards.
- Fire-rated separation between the two homes
- Separate exterior entrance for the ADU
- Independent heating and cooling
- Roofline and stucco matched to the existing house
- HOA submittal where CC&Rs apply
What an Attached ADU Gives an Agoura Hills Home
Open Backyard With an Attached ADU
The new rooms hug the existing house, so lawn, play space or a pool deck survive. On the shallow rear yards common in Agoura Hills' tract neighborhoods, that trade matters.
Shorter Utility Runs for an Attached ADU
Plumbing and gas connections stay close to existing lines, so trenching across the yard is limited. Fewer trenches mean less disturbance near oak root zones and a smaller grading scope on sloped lots.
Attached ADU for Family Caregiving
An attached ADU puts a parent or relative a wall away rather than across the yard. They keep a separate front door and kitchen, and help is close by when it is needed, which is why many families choose this layout.
Room to Go Up With a Two-Story Attached ADU
With an allowance of up to 25 feet or the zone limit, an attached unit can include a second level. That makes a one- or two-bedroom ADU possible on a lot with little spare ground.

FAQs
Agoura Hills Attached ADU FAQ
Does attaching the unit cost less than building a separate cottage?
Sometimes. Sharing a wall and keeping utility runs short can save money, but the fire-rated separation, roof tie-in and work on the existing house add their own costs. We price both options on your lot so you can compare.
Can my family stay home during an attached ADU build?
Usually, yes. Most of the work happens outside the existing walls. Expect a few disruptive days when the crew opens the shared wall, ties in the roof and connects plumbing and electrical.
Do attached ADUs need HOA approval in Agoura Hills?
If your property is subject to CC&Rs, the association may review exterior changes. An association cannot use its CC&Rs to block an ADU outright, though design standards for materials and colors can still apply.
How tall can an attached ADU be?
The state ceiling is 25 feet, or the zone's own limit if that is lower, and approval of a third story is never required of the City. The City's own standards and the shape of your lot determine the final height.
Can an attached ADU have an interior door to the main house?
It can, as long as the ADU also has its own exterior entrance and the connecting door meets the fire separation rules between dwelling units. Some families like the door for caregiving now and keep it locked later if the unit becomes a rental.
